What matters to you
Whether you are a developer building apartments, expanding a business with new space, renovating a hotel or investing privately in a rental property: the economic success of a project is often decided at the planning stage. Land price, construction costs, financing and taxes must be considered together from the outset.
We help you calculate projects realistically, choose the right structure and keep track of the tax consequences of acquisition, construction, sale and letting. For the ongoing taxation of real estate, we work closely with our tax advisory team.

Feasibility and project calculation
It all starts with the question of whether a project pays off. We prepare a project calculation covering land, construction and ancillary costs, financing costs, taxes and expected proceeds or rents. Scenarios with higher construction costs, longer sales periods or rising interest rates show how robust the project is.
In property development projects, liquidity during the construction phase is also crucial. Buyers’ deposits, progress payments to contractors and credit lines must be aligned in time.

The right structure
Whether a project is carried out privately, through an existing business or through a dedicated company affects liability, taxes and financing. A project company can allow a separate organisation; however, additional collateral or guarantees may limit the separation of risks. We compare the benefits with the ongoing effort.
For joint projects involving several partners, contributions, profit sharing, decision-making rights and the exit of individual participants should be set out in a contract at an early stage.
Key tax decisions
Whether VAT or registration tax (imposta di registro) applies on purchase and sale depends, among other things, on who is selling, what type of property it is and how long ago it was completed. For certain transactions there is an option to charge VAT, which should be carefully considered because it affects the deduction of input VAT.
There are also tax incentives for renovation and energy efficiency improvements, whose requirements and rates have changed several times in recent years, and in South Tyrol the IMI (municipal property tax), which replaces the national IMU. We check the legal position in force at the time of your project.
South Tyrolean specifics
The provincial Spatial Planning and Landscape Act and municipal planning determine what may be built on a plot of land. Certain flats are also subject to restrictions, such as the obligation to sell or let only to local residents (Konventionierung), which narrow the pool of potential buyers and tenants and therefore affect value. We take these conditions into account in our calculations and work with planners, notaries and lawyers where needed.

Frequently asked questions
Answers on planning and structuring real estate projects.
Is a dedicated project company worthwhile?
That depends on the size of the project, the number of participants and the liability risk. For larger or joint projects there is much to be said for it; for smaller projects, the running costs may outweigh the benefits. We calculate both options for you.
Is VAT or registration tax due on the purchase of a property?
That depends mainly on the seller, the type of property and when it was completed. If, for example, you buy from a construction company, different rules apply than when buying from a private individual. We check the treatment before the preliminary contract is signed.
When should you be involved in a property project?
Ideally before signing a preliminary contract. Financing, structure and tax treatment can then still be reflected in the contract. We take any existing commitments into account in our review.
Do you also advise on private real estate investments?
Yes. For private individuals too, we analyse the profitability, financing and tax consequences of purchase, letting and subsequent sale, including possible tax incentives for renovations.
How can we help you?
In the initial meeting, we clarify your request and discuss what support you need.
